Getting the most from the new home walk-through

Before you close on your newly constructed home from Hartz Homes, you will do a walk-through to conduct a final inspection. Here’s what to expect during the walk-through and how it benefits you.

The walk-through of your new Hartz home provides an opportunity to spot items which may need to be corrected or adjusted, learn about the way your new home works, and ask questions about anything you don’t understand.

The Hartz superintendent who oversaw the construction of your home will guide you through the walk-through. The superintendent will cover:

  1. The operation of the house’s components
  2. Maintenance and upkeep information
  3. Warranty coverage and procedures

Operation of Home Components

Yes, with your new house, you will receive instruction booklets for the assorted items that come with your home. But, it helps if someone takes the time to show you how to operate the kitchen appliances, heating and cooling systems, water heater and other features. Such an orientation by your Hartz superintendent is particularly useful because people often are so busy during a move that they have trouble finding time to carefully read instruction booklets.

Maintenance Responsibilities

Part of your walk-through will be learning about maintenance and upkeep responsibilities. While the superintendent will go over maintenance tips and instruction, at closing you will also receive a booklet explaining common upkeep responsibilities of new home owners and how to perform them.

Warranty coverage and procedures

Hartz Homes provides you with a solid home warranty. Should a warranted problem arise after you move in, Hartz Homes has an easy set of warranty service procedures to follow. Your superintendent will go over these procedures, as well as the 45-day and 11-month checklists.

Your Walk-Through Inspection Checklist

Create a checklist when inspecting the house. The list should include everything that needs attention, and you and your superintendent should agree to a timetable for repairs. Hartz Homes prefers to remedy any problem before you move so that your new home is perfect on move-in day (and because it is easier to work in an empty house). Some items may have to be corrected after move-in. For instance, if your walk-through is in the winter, your landscaping may have to be delayed until spring.

Ask your Hartz superintendent a lot of questions during the walk-through and take notes on the answers. Don’t worry about asking too many questions. That is how you learn. It is important to view the walk-through as a positive learning experience that will enhance the enjoyment of your new home.
