- One year from the date of closing.
- How do I know what is covered?
- At the signing of your Real Estate Sales Contract and at close, you were provided with the New Home Warranty and Service Policy which should be referenced to determine whether an item is warranted. Please note that we are not responsible for damages which may occur following purchase.
- What if I have an item of concern but it does not appear to be warranted?
- If you have any concern, list the item when submitting your Checklist(s). Every Checklist item will be personally inspected by a representative of Hartz/P.D. Hartz Construction Co.,Inc. before a final determination is made.
- Are drywall cracks, nail pops, and seams warranted?
- No (See page 5 of the policy.) Due to the drying out and normal expansion and contraction of the wood or masonry in a new home, it is virtually impossible to avoid these faults. These items can be repaired at the time of your next redecorating.
- Are dripping faucets and toilets warranted?
- (see page 2 of the policy). Most toilets installed today use less water (1.6 gallons versus 3 gallons) and care should be taken to not overfill the toilets. Adjustments for running toilets would be an item of homeowner maintenance.
- Are frozen pipes or leaking sill cocks covered?
- (see page 9 of the policy). Failure to provide proper maintenance in freezing weather shall invalidate any warranty for these items.
- The stain on my wood trim, cabinets, floors, etc. does not match exactly---is this covered?
- No. Wood is a natural material and, as such, will accept an applied stain differently. While every attempt is made to match doors, trim, floors, and cabinets when requested, the color will never be exactly identical.
- The baseboard trim nail holes are not filled in - is this warranted?
- Only nail holes in the door and window trim will be filled. Base trim nail holes are not filled in.
- What if I were to make changes to the mechanical systems in my house - i.e. install central air conditioning, finish my basement, install extra lighting or home theatre, sound system etc. following purchase?
- Any modification to originally installed electrical, heating or air conditioning equipment bythe owner during the warranty period shall nullify the warranty of said equipment and systems. In general, alterations, deletions, or additions of any kind made by you may render an item not warrantable. Please check with customer service if you are not sure if you will void your warranty by any home changes.
- What is an emergency?
- Power loss, no heat, no air-conditioning, plumbing/water leaks, gas leaks, or outages are some examples. The final determination of the action to be taken in an emergency is a homeowner responsibility.
- Are my appliances covered?
- At closing, a list of important telephone numbers was provided for use in an emergency or upon the expiration of the (1) year warranty. Included on this is a telephone number for General Electric Appliances Customer Service: 1-800-622-7224. Please be prepared to provide the name, model and serial number(s) of your appliance(s). You may also contact General Electric for service manuals for your appliances.
- If I were to sell my home prior to the (1) year warranty period has passed, is the warranty transferable?
- No. The warranty is only for the benefit of the original purchaser(s).
- I would like to hire one of your Subcontractors for additional work following the purchase of my home--- will you make recommendations?
- It is against our policy to make recommendations for additional work. Purchaser(s) must make inquiries for themselves.
