Construction Process
Single-Family Homes
- Our goal is to construct each single-family home in approximately 18-21 weeks from dig to closing.
- Single-family home construction begins approximately one to four weeks after the permit is issued (depending on the community) and one week after submission of color selections.
- Each home construction is supervised by an on-site superintendent who is on site every day and a divisional superintendent who oversees construction.
- Due to Insurance issues, site access is restricted during construction. Homeowners may not enter the home until the walk through inspections with a Hartz employee. And then only the persons listed on the contract may walk through the home.
- Personal contractors are not allowed in the home during construction. Hartz or its subcontractors will exclusively perform construction on the home.

Time includes customer walk-throughs, signoffs and inspections.
Multi-Family Homes – Townhomes and Condominiums
Multi-Family Construction Time Frame depends on what stage the building is in when you sign your contract.
- Condominium buildings take between 6 months and 1 year to complete. Townhome buildings take approximately 4-5 months to complete.
- After building completion, one particular unit can be completed with finishes in approximately 60 days from receipt of mortgage approval and color selections.

Possible Delays
Our goal is to complete construction of your home according to schedule; however, unforeseen delays can happen. If we experience delays, your new home counselor will provide you with a new estimated completion date. Please call your new home counselor if you have questions on the status of your new home’s construction.
- Material Shortages – Drywall, Brick
- Customer Failure to Make Selections (i.e. tile, carpeting, brick, lighting, etc.) in timely manner
- Weather (Construction is continued throughout the year, with the exception of extreme cold, rain, severe snow, heat or other inclement weather conditions.)
Walk Through Inspections
Pre-Drywall Walk Through
The purpose of the pre-drywall walk through for single-family homes is to ensure any options, changes or extras on the contract will be installed in your home. We encourage all customers to participate in this process. Since multi-family buildings are not conducive to public access during building construction, we do not conduct pre-drywall walk-through inspections of multi-family homes.
If you request a walk through, your new home counselor will call you to schedule an appointment, after the village performs a rough inspection. Walk throughs will be scheduled on weekdays between the hours of 10:00 a.m. and 5:00 p.m. and conducted by your new home counselor. Other than these walk-throughs, site access is prohibited during construction.
Due to insurance regulations, only the people listed on the contract can be present at this walk through (no children, relatives or friends, etc.).
Final Walk Through
The final walk through provides both single-family and multi-family buyers with the opportunity to familiarize yourself with details of the home, go over all mechanical items and ensure the home is in operational order.
Your construction superintendent will call you in order to schedule an appointment for the final walk through, which will take place approximately one week prior to your scheduled closing date. Only the buyers listed on the contract can be present for this walk through.
If there are any incomplete or imperfect items discovered on this walk through, they will be put on the Completion Inspection Report. You will receive a copy of this report at the final walk through. These items will be corrected prior to closing. On the day of closing, you will have another walk through to confirm the listed items have been corrected. Our goal is to correct the entire list, but if there are a few minor items which are not complete, the closing can still proceed.
- Can walk-throughs be done on weekends or in the evening?
- Walk throughs need to be done during information center hours 10 a.m.-5 p.m. daily.
- Can my attorney be present at the walk throughs?
- No, due to insurance restrictions only the persons listed as purchasers on the contract may be present. No children, relatives, contractors or friends may be present.
