Closing
- Before you can take possession of your new home you must have a closing, where all monies are paid and the title and deed are then transferred to you.
- Closings are scheduled Monday through Friday during regular business hours. You should allot approximately one hour for your closing.
- Once the home is complete, either you or your attorney (if applicable) will be called to schedule a closing date. We will confirm the closing date, time and location in writing and send copies to your attorney and lender.
Here are a few things we need to know to process the closing.
- You do not have to hire an attorney for the closing. But if you intend to use an attorney, you must provide us with their name and phone and fax numbers.
- If you are using a lender, make sure we have contact names, phone numbers and fax numbers. And if you change lenders, make sure we have all new contact info.
Title Insurance Company
- All closings are held at the office of a Title Insurance Company. Hartz designates a nearby company to perform the closing.
- Title insurance is purchased to protect your ownership of the property. The title company insures clear title against claims of any kind, other than your mortgage on the property. You will receive a copy of the title insurance policy at the closing.
- The title company also records the deed. You will receive a copy of the deed once it is recorded.
Closing FAQ
- When can we move in?
- At the closing, after all monies are paid and papers are signed, you will receive the keys and occupancy certificate to your new home. You may move in any time after the conclusion of the closing.
- Do I have to hire an attorney?
- No, using an attorney is not required by law, but many people feel comfortable using an attorney. If you decide to use an attorney, it’s a good idea to use one who specializes in real estate and discuss their fee before the closing.
- Can I use my own title insurance company?
- No,each of our subdivisions has a contract with a title insurance company to ensure an efficient and trouble-free closing.
