How to Own a Hartz Home

Condominiums and Townhomes

Purchasers financing 90% or less are required to pay 10% of the purchase price when their mortgage is approved.

Purchasers not obtaining a mortgage are required to pay 10% of the purchase price when they sign the contract.

Purchasers financing more then 90% are required to pay $2,500.00 when they sign the contract and the balance of their down payment when the mortgage is approved.

Single Family Homes

Purchasers financing 80% or less are required to pay 10% of the purchase price prior to the start of construction and an additional 10% when the house is framed and the plywood roof is on.

Purchasers not obtaining a mortgage are required to pay 12.5% of the purchase price prior to the start of construction and an additional 12.5% when the house is framed and the plywood roof is on.

Seven Steps to Owning a Hartz Homes

Step 1
After selecting a model or home site, a minimum of $500 is required. This deposit will reserve the location for 7 days. This is not a contract. You will receive a receipt and your deposit will be refunded if you decide not to purchase.
Step 2
Within 7 days from the date on your deposit receipt, we require that you select a model and location to be built or completed. You then sign a purchase agreement (contract). You are required to pay an additional $2,000.00 when you sign the purchase agreement. If you intend to use an attorney, please inform the sales counselor so an Attorney Review Rider can be attached to the contract. The purchase agreement is a legal document that binds both parties once it has been executed by the purchasers and accepted by the president of Hartz Construction Co., Inc., or P.D. Hartz Construction Company, Inc.
Step 3
You have 10 days to apply for your mortgage if you are not a cash buyer. We would like to recommend that you apply with our preferred lenders. After you receive your mortgage approval or preliminary approval, you are required to pay the earnest money due as outlined in your contract. If your mortgage is not approved and the denial is submitted in writing and you have not applied with our preferred lenders, you are required to make application with our preferred lenders. If our preferred lenders does not approve your mortgage, your earnest money will be returned to you.
Step 4
Once the purchase agreement is executed and accepted, our Design Center will contact you to set an appointment to schedule the interior selections.
Step 5

We are open to making changes to our plans to suit your needs. If you would like to make changes, please consult your New Home Counselor about any ideas you may have. It is recommended that changes are made at the time of contract, but changes can be made once the home has begun. Changes must be reviewed to ensure construction feasibility and are often required to be made prior to certain changes of construction. The change can then be priced out and you can decide if you want the change made.

If so, a written change request executed and paid by you (can be added to the mortgage) and submitted to the Hartz main office. An executed, approved copy will be mailed to you. Changes requested after the color selection form has been submitted may subject to certain administrative charges. In case of multiple changes, if approved, Hartz reserves the option of re-typing the contract and incorporating those changes into the contract.

Step 6
You will be notified by your construction superintendent of the final walk-through inspection prior to your closing. At the end of the closing you will receive the keys.
Step 7
Move your things in and enjoy your new home!
